DEVELOPMENT ZONE 1B
IM Properties has now submitted a Reserved Matters application for the site’s next employment building, known as Unit C. The application is currently with the city council’s planning department. It has a reference number 2025/01978/PA and can be viewed on the city council website.
We are in discussions with a prospective occupier for Development Zone 1B (DZ1B), which is the area under IM Properties’ ownership located to the north east of the Peddimore site (see the site layout plan on the front page).
The submitted Reserved Matters application includes proposed plans for a new building to meet this demand.
DZ1B already has outline planning permission for industrial and logistics development. The purpose of our upcoming application is to agree the detailed layout, scale and design of a logistics building, including access points, parking plans, landscaping and drainage which are included in the plan below.

The detailed layout and design are being developed in general compliance with the Peddimore Reserved Matters Design Guide (RMDG). The RMDG is a document which was developed with and approved by Birmingham City Council as part of the outline application, to ensure quality and general consistency in design across the whole site.
Care has been taken to deliver high design standards, set within Peddimore’s open space, landscaping and green corridors which reduce visual impact and enhance biodiversity. DZ1B is well situated to access the existing main spine road and a wrap around 4.3km walking and cycling route.
The plans for DZ1B will support the delivery of further sustainable travel at Peddimore and in the wider Sutton Connect Green Travel District (GTD), served by a bus stop nearby the entrance to the building. Peddimore helped to fund the new GTD, which promotes sustainable and active travel for residents, workers and visitors in Sutton Walmley, Minworth, Reddicap and the surrounding area.
We have delivered a new footbridge over the A38 which will improve links for people to walk, wheel or cycle for local journeys. The 67A bus service between Birmingham city centre and Peddimore has been launched, which provides connections with Erdington and Castle Vale.

Section 73 application
To allow for a Reserved Matters application which addresses the specific requirements of prospective occupiers, an amendment to the hybrid planning permission is required to increase the approved maximum building height parameter for DZ1B from 19.5m to 22.5m (to allow for a clear internal height of 18m). This height parameter would still be lower than the Amazon building and all other remaining development plots.
In 2024 we submitted a “Section 73” planning application to Birmingham City Council to propose these amendments. The application was approved in March 2025. This application is available to view on the Council’s planning portal, reference 2024/07826/PA.
Please note that these proposals are separate from those recently announced at a public consultation by Rockwool, which is coming forward within the land it has acquired from Birmingham City Council; Development Zone 2. This area does not therefore form part of IM Properties’ landholding at Peddimore.
